Is Shamshabad the new Hyderabad?

March 23 2008, marked a drastic change on the face of an area, so long know or unknown as a suburban village Shamshabad, a village located on the outskirts of Hyderabad, in the state of Andhra Pradesh, India.With the first flight taking off from this land after 3 years when the foundation stone was laid, there came an unprecedented economic change up to 90 kms. The successive and radial development was like a chain reaction which has transformed the investment and development pattern of the surrounding areas as well.

When we think of Shamshabad, the first thing which comes to our mind is International Airport and extremely rapid infrastructure developments around including extensive connectivity to/from the city.

A lot of prestigious projects are coming up around Shamshabad Airport. Fab City, Mucherla IT Cluster, Nano Tech Park, Hardware Park, Textile Park, to name a few. The airport is also being connected to Hi-tech City, the center of the information technology industry in Hyderabad by Outer Ring Road. Based on this the demand of plots and apartments in these areas are also expected to rise manifold times.

Plots in Shamshabad around the Rajiv Gandhi International Airport have become the hottest Property Investment in Hyderabad and surrounding areas of Andhra Pradesh. Residential Plots in Shamshabad have suddenly witnessed tremendous increase in their capital values as the project nears completion. All major builders and real estate developers are taking special interest in property in Shamshabad. Aliens Group, DLF are just to name a few such builders.

There has been a ripple effect and several institutes are already well established in and around Shamshabad including, Nishitha Engineering College, Aware institute, Nursing Home. IMT Ghaziabad has started to spread its wings at the downtown of Hyderabad.

Shamshabad, a sea change location is significantly becoming a renowned city from an unfamiliar village and it will continuously develop attracting young and growing population. Many builders like Aliens Group are all set to build their projects near the International Airport, connectivity being one of the key factors. Shamshabad is well connected to various parts of the city thru road network. Recently operational Rajiv Gandhi International Airport and various other initiatives taken up by Government like ORR, Expressway has created better and faster access to the region. The upcoming Metro rail will be connecting this micro market to other parts of the city thru rail network.

Shamshabad comes under HADA (Hyderabad Airport Development Authority) area and the entire HADA area is about 458.96 sq. km. with population of 1, 54,646 (Census 2001). Hyderabad is witnessing a shift in growth corridor from existing western part of city (Madhapur, Gachibowli, Manikonda) to the southern part of city that is Shamshabad, primarily on account of the international airport and ORR (Outer ring road). As per the trends in major cities like NCR Delhi, Mumbai, Bangalore, Chennai and also Hyderabad, sub-urban & peripheral areas accounts for majority of development and absorption of the commercial office space primarily because of the availability of land, integrated development, proximity to Airport, etc. Thus Shamshabad is also expected to attract large scale IT development. Hence builders like Aliens Group and others have already planned a basket of projects to keep pace with the rapid change in the pattern of demand.

Important regions that are in demand for Real Estate Properties in this region are Maheshwaram, Mansanpally, Tummaluru, Timmapur, Kottur, Srisailam Highway and Kandukur. Maheshwaram is the preferred destination for residential development in the region, several townships and gated communities are planned here by many developers. The projects near the airport/National Highways/State Highway and ORR alignment are more sought after and are also expected to be sold faster.
